Top-up Loan

Increases your existing loan. Simpler and cheaper than full refinance.

What is Top-up Loan?

A top-up loan is an increase to your existing home loan — accessing equity without moving to a new lender. Simpler and cheaper than a full refinance. Proceeds typically fund renovations, investment purchases, or major expenses.

Why it matters for you

Top-up is usually quicker (2–3 weeks vs 4–6 for refinance) and avoids discharge fees, new establishment fees and government fees. The trade-off: you're locked with your current lender's rate. If a better rate is available elsewhere, refinance + top-up combined may be more valuable.

Let's compare top-up vs refinance
