Stamp Duty
The state tax you pay when you buy property. Biggest cost after deposit.
What is Stamp Duty?
Stamp duty (called transfer duty in some states) is a state-based tax on property transactions. It's the biggest cost after the deposit — typically $30K–$80K on a standard purchase. First-home buyer concessions, off-the-plan concessions and foreign purchaser surcharges all apply differently by state.
Why it matters for you
Stamp duty is paid at settlement — plan it into your cash budget alongside deposit and conveyancing. Every state offers first-home buyer concessions (full or partial exemptions below certain thresholds). VIC also offers off-the-plan duty concessions. Always check your state Revenue Office for current rates.
