Section 32 Vendor Statement

Victoria's mandatory vendor disclosure document. Review before signing.

What is Section 32 Vendor Statement?

In Victoria, Section 32 (of the Sale of Land Act) is a mandatory disclosure document the seller must provide to the buyer before contract signing. It discloses title details, zoning, planning overlays, outgoings, building permits and any encumbrances. Similar disclosure regimes exist in other states under different names.

Why it matters for you

Always review Section 32 with your conveyancer before signing. Missing or inaccurate Section 32 disclosures can give the buyer the right to rescind. A common deal-killer — better caught early than after deposit.
